CONCEPTUAL PLANNING
Before you consider purchasing a piece of property with dreams of developing or re-developing it, let’s do a little
homework. It is prudent to complete a brief, but comprehensive, study to identify the opportunities for, and
limitations to, developing your property. I’ll review current zoning regulations to see what is allowed and what is not.
Will you need permits from the municipality, state or federal government? How will steep slopes, sensitive
vegetation, streams, wetlands, fire and emergency vehicle access affect your project? What can you build at the
lakeshore? Will permanent stormwater practices be required? A little work up-front will allow us to make informed
decisions and turn your dreams into reality.
SITE DEVELOPMENT
After we have completed the conceptual planning, and you are ready to develop your property, we can start the
really fun work of designing your residential, commercial, or lakefront project. Working with your Architect or
Landscape Architect, I can prepare the layout, grading, drainage and utility plans. I can prepare simple or basic
Stormwater Pollution Prevention Plans. I can pull together the applications required to get your project approved,
and represent your project in front of municipal boards and reviewing agencies. I can suggest qualified contractors
and, during construction, provide inspections to ensure proper installation.
LAKEFRONT PERMITTING
Want to build a seawall? Or a dock? Or repair a seawall or dock? Does your lakefront property border a stream?
Most projects in, on, over, or near lakes and streams require permits. Permits from your municipality, New York State,
and maybe even the federal government. Argh!! I know. Let me help you apply for, and nagivate the often
confusing permitting process.
DRAINAGE ISSUES
High-intensity, short-duration storms have become more and more prevalent in recent years. Droughts and wetter
than normal summers have affected what happens below grade resulting in impacts above grade. Stormwater
runoff and drainage patterns are changing, and folks are seeing water where they haven’t seen water before. Let
me help you solve drainage issues on your property, around your house, or along your steep and winding lakefront
driveway.
STORMWATER POLLUTION PREVENTION PLAN INSPECTIONS
If your project involves disturbing ground, it will probably require a Stormwater Pollution Prevention Plan (SWPPP).
During construction, your municipality or New York State may require you to hire someone to perform weekly
inspections. After the project is complete, you may be required to have annual inspections performed. In New York
State and certain municipalities, a ‘Qualified Inspector’ is required to perform these inspections. As a Professional
Engineer registered in New York State, I am qualified to complete these inspections for you.
SEPTIC SYSTEMS
Building a new house, adding a bedroom, placing a small cabin or rental unit on your property? You may need to
